WORKSPACE STANDARD


  • Building and the building services infrastructure is based on one occupant
  • per 8.0 sq m of net internal area to include power, cooling and ventilation infrastructure.
  • Sanitary accommodation to be provided on a 60/60 population split based on one person per 10m2 per floor.
  • Fire escape strategy is based on 1 person per 7.0 sq m (N/A) on all floors.

BUILDING ACCESS, GENERAL CIRCULATION AND ENTRANCE LOBBY FINISH


  • Triple height entrance lobby.
  • Glazed main entrance revolving door, with glazed swing doors to side.
  • Selected natural stone finish to floors.
  • Selected natural stone cladding and back painted glass cladding to walls.
  • Plasterboard ceiling system.

BASEMENT ACCOMMODATION


  • 20 & 15 showers in the basement for Bolands Quay 1 & 2 respectively.

CRITICAL DIMENSIONS


  • Office planning Grid (both directions) 1.5M
  • Main Structural Grid: 9.0M x 7.5M or 7.5M x 7.5M.
  • Floor to ceiling heights in main office areas will be 2.75M.
  • Suspended ceiling zone of 750mm, to underside of conc. floor with 190mm to underside of steel, including ceiling tile thickness.
  • Raised access floor zone of 150mm, including floor tile thickness.

MATERIALS AND FINISH





BASEMENT FINISHES


  • Basement Showers and locker room. Ceramic tile to floors and walls. Laminate partition system.
  • Basement Cores: Stone cladding to walls and natural stone tile to floors of lift lobby; Stair walls plastered with selected paint finish; Gyproc plasterboard ceiling with paint finish; Glazed balustrade with timber handrail.
  • Provision of galvanised steel bike stands.

FLOOR FINISHES


  • Raised Access floors (screw down type) to all areas with dust sealant on floorslabs.
  • Natural stone tile with feature brass inlay to lift lobbies.
  • Natural stone tile to toilet lobby area.
  • Natural stone tile to toilet floor.
  • Moleanos limestone floor to reception with feature brass inlay.

CEILING FINISHES


  • Metal tile suspended ceiling system to office areas.
  • Feature plaster ceilings / bulkheads to reception.
  • Perimeter plaster bulkheads to edges of suspended ceilings.
  • Toilets will have a painted plasterboard finish with metal suspended ceiling system for access to ceiling void where required.

INTERNAL DOORS AND JOINERY


  • All internal core doors will be hardwood veneered and lacquered, fire rated as necessary. Doors from lift lobby to all areas to have a glazed panel.
  • Natural stone / tiling / timber skirting to entrance and lift cores.
  • Timber skirting to perimeter walls and columns.
  • Brushed stainless steel generally with bespoke brass ironmongery to doors from lift lobbies.

INTERNAL WALL FINISHES


  • Plaster and paint (eggshell finish) to all internal office walls generally.
  • Plaster finish to block work / concrete walls.
  • Selected limestone cladding, back painted glass cladding and selected colour render to reception walls.
  • Selected limestone cladding with feature brass inlay to lift lobby walls; Back painted glass cladding above lift doors.
  • Feature strip lighting to part floor and wall, concealed floor lighting detail along stone clad walls and concealed spot light detail above lift doors in lift lobbies.

STAIR FINISHES


  • Reception stairs to be natural stone tile finish from reception to lift lobby; Brass handrail on Limestone clad feature balustrade.
  • Carpet with proprietary metal nosing’s to main staircases.
  • Selected timber skirting and stair edgings.
  • Plaster and paint (eggshell finish) to ceilings and walls.
  • Vinyl finish with proprietary nosing’s to secondary stairs.

ROOF FINISHES


  • Paralon Ard / HS or equal approved high performance torch on roofing membrane on insulation at high level with Standard precast concrete paving slabs where required.
  • Insulated uPVC rainwater pipes within building, cast iron pipe-work in basement.
  • Approved Sedum roofing system compatible with roofing membrane
  • Finish to roof terrace concrete paving tiles on Paralon membrane.

BATHROOM FITTINGS


  • Duravit Starck 1 counter-top WHB’s, wall mounted toilet with concealed cistern, wall hung urinals or equal approved sanitary fittings.
  • Natural stone tile vanity counters with full height mirror between counter top and ceilings with counter-top basins and chrome mixer taps.
  • Thrislington “Oasis” glass cubicle system in white with brushed stainless steel trim; chrome toilet accessories. Selected brushed stainless steel hand dryers or hand towel dispenser.
  • Recessed compact LED down lighters with concealed lighting detail above WHB’s, under vanity counter and along a selected feature wall.

MECHANICAL & ELECTRICAL ENGINEERING




PASSENGER LIFTS


  • Size: 6 No. 13 person (Building 1), 5 No. 13 person (Building 2)
  • Lift speed:2.0m per second
  • Internal lift finish: Coloured back painted glass walled interior with mirrored rear wall and stone flooring. Brushed stainless steel lift car doors/ control panel with ceilings, back lit and edge illumination
  • Waiting time: Passenger lift peak average interval is less than 25 seconds.
  • Destination Control included. One of the passenger lifts performs as a fire fighting lift.

MECHANICAL INSTALLATIONS


  • Fresh air provided by two Central AHUs per building in basement plant area. Exhaust Air extracted via ceiling plenum. Heat Exchange incorporated. The office space is cooled and heated by a 4-pipe Fan Coil System located in the ceiling void. The Reception Area is fully air-conditioned along with Lift Lobbies.

ELECTICAL INSTALLATIONS


  • Buildings One and Two have a dedicated ESB Substation and provision for a Single Tenant MV Supply or Multi-Tenant LV Power Supply. Two Distribution Boards are provided on levels 00 to 04 for Tenant use, with one distribution board on the remaining tenant floors.
  • The lighting control system will utilise lighting control modules connected on a communication network to allow daylight and occupancy control. This system will be programmable for any reasonable future fit-out requirement. Emergency Lighting to IS 3217.
  • Life safety generator installed by landlord with space provision for full load generation for single occupancy use.

BUILDING MANAGEMENT SYSTEM


  • A complete Building Management System will control all primary mechanical plant and environmental systems on each floor. The system will be open network to allow interfaces with other systems

FIRE ALARM SYSTEM


  • Fire Detection and Alarm is in accordance with IS 3218. There are individual loops to each tenant area.
  • Plaster finish to block work / concrete walls.
  • Selected limestone cladding, back painted glass cladding and selected colour render to reception walls.
  • Selected limestone cladding with feature brass inlay to lift lobby walls; Back painted glass cladding above lift doors.

SECURITY SYSTEMS


  • An IP based CCTV system will monitor external areas and entrance foyer. Empty conduit will be provided at core / tenancy doors, for future tenant access control system to interface with base build access control / security system at the reception and future security turnstiles

COMMUNICATION


  • Multiple incoming telecommunication rooms will be served by two different Telecom duct networks to allow diverse connections to the buildings. Each of these communication rooms has spare ducts in addition to the telecom service to the street for future connections to other providers. Cable tray distribution will be provided from these telecommunication rooms to IT risers which serve the office floors.

  • The building is targeting LEED Gold and a BER A-3 Rating.
